What is a Foreclosure Professional?

Folks commonly ask me "What is a Foreclosure Professional?" A Foreclosure Professional is someone who specializes in helping a homeowner who is behind on payments (or close to it) where a foreclosure is likely to happen unless another solution is formulated.
In addition to the foreclosure professional we also work with the homeowner in foreclosure, and with the lenders. Our first goal as a Foreclosure Professional is to help someone keep their home when possible. Sometimes this is not possible, but this is always our #1 goal. A Foreclosure Professional is usually a licensed Realtor as well...who has decided to serve clientele who have a pending foreclosure. This Realtor usually works with traditional clients in addition to working with foreclosure clientele. Most real estate professionals do not specialize in foreclosure (many dislike working with foreclosures). This is unfortunate because our homeowners need a very knowledgeable professional to help them solve their problem.
Foreclosure Professionals are needed desperately right now. Our foreclosure numbers nationwide are through the roof, and that is not going to change for a while. In addition, there will always be foreclosures. Even when the market changes there will still be an enormous need for the foreclosure professional (because there are so few of us now).
A Foreclosure Professional is not usually an attorney or CPA, and his work is not a substitute for legal or tax advice. The homeowner should always consult independently with his attorney and CPA. A Foreclosure Professional specializes in selling homes quickly, and dealing with the fast pace of foreclosure transactions. He specializes in lightning-fast marketing that is designed to procure a buyer much faster than traditional methods. He can educate the homeowner about the foreclosure process in general, so that the homeowner understands how much time is available. Most importantly, the foreclosure professional walks the homeowner through the entire list of solutions that exist for stopping a foreclosure. This allows the homeowner to be well informed. It takes decision making to solve a foreclosure. When a person is well informed, they can make very good decisions.
A key point here: the Foreclosure Professional does not provide advice (legal, tax or otherwise). He provides information. He helps to educate the homeowner on ALL of the different solutions that exist for solving a foreclosure. It is best for a homeowner to start out by consulting with their Foreclosure Professional, and then meet with the attorney and CPA. Attorneys are very specialized and if a homeowner starts the process by consulting with a bankruptcy attorney, for example, they may end up filing bankruptcy (even when that is not the best solution for them). A much better course of action is to start with their Foreclosure Professional and hear about every single solution that exists, and then decide which specialized attorney to visit.
Who should become a Foreclosure Professional?
Problem Solving
A Foreclosure Professional is skilled at solving complex problems. Foreclosure transactions are some of the most complicated transactions in the entire real estate industry. If you enjoy the challenge of problem-solving, that trait will be an advantage to you. Someone who dislikes problems should not become a foreclosure professional.
Patience
A Foreclosure Professional also exhibits a lot of patience. Foreclosure transactions can be slow. if you have a fair degree of patience, and are able to make a commitment to your homeowner until the process is complete - that will be a major asset for you. A person who is more interested in instantaneous results also shouldn't become a Foreclosure Professional.
Professional Sensitivity
Finally, the Foreclosure Professional should have a a high degree of "professional sensitivity." Foreclosure transactions can contain high levels of emotion. A person is losing their home, and that process is almost always going to contain levels of emotion that we just don't see in a standard real estate transaction. The Foreclosure Professional needs to deal well with emotion, and have a high degree of professional sensitivity. Coincidently, a licensed Counselor happens to make a good Foreclosure Professional and you can guess why. Counselors have been specially trained at how to deal with emotion in a logical fashion. They also listen really well and ask good questions. These skills are enormously valuable to the Foreclosure Professional. We work very hard to create a resource for our members to develop all of these skills.
